first option is going after heads. second and third option are going after long block. either way, poo on the jdm motor (would cost you more money in the end to get it reliable, and would be unreliable otherwise) did the motor have bad compression which caused you to take the car apart? if not, find where the oil leak is coming from and seal it back up. oil on the cylinder side of the spark plug: rebuild heads with new valve stem seals etc. oil on the coil pack end: buy new intake valve cover seals, half moons for the exhaust valve cover seal, spark plug ornament cover seals (if they are damaged). no need to take strip the motor down just for valve tick, cuz you will be pissed when the valve tick is still there after everything is rebuilt. search valve tick for more info. either way, your car loves fresh gaskets and hoses.
